Normalize the scope before comparing bids.

Confirm that each proposal uses the same document set, then compare included work, exclusions, allowances, schedule assumptions, qualifications, and unresolved questions.

    Which drawings, specifications, schedules, and addenda does the proposal reference?

    Included scope

    What work, materials, equipment, coordination, testing, and closeout are stated as included?

    Exclusions

    Which responsibilities are expressly outside the proposal, and who is expected to carry them?

  4. 04

    Allowances and alternates

    Which amounts or choices may change, and what event converts each one into a defined scope?

  5. 05

    Schedule basis

    What milestones, phasing, work hours, access, and sequence assumptions support the proposal?

  6. 06

    Open questions

    Which RFIs, conflicts, owner decisions, or missing documents could change scope or price?

  7. 07

    Commercial terms

    Which proposal validity, insurance, bonding, payment, retainage, and contract assumptions need review?
